Since 2013 Panorama Scouting has been selling sea view properties in all coastal regions of Croatia. Our office is in Rosenheim, Germany. Our 30+ partner agencies are located along the entire Adriatic coast of Croatia.

Scouting - we actively search for what you want, in our own portfolio and in the portfolios of our partners along the entire Croatian coast.
Partner - Our contract partners are selected, licensed and professional estate agencies with good local knowledge. Besides Croatian they speak at least English, some also German, and they look after you locally in a reliable and reputable way.
Why Panorama Scouting?
PANORAMA SCOUTING GMBH is an estate agency licensed under Section 34c (1) No. 1 of the German Trade Regulation Act (GewO). We market the listings of our partners in Croatia and are subject to German law - our registered office is in Germany (Bavaria). We advise in German and English, and the brokerage contract is in German.
The mission of Panorama Scouting
We help clients who live outside Croatia buy properties with a sea view and/or right by the sea on the Croatian coast. For our clients, buying such a property is an important investment. Our aim is always to give them the best possible professional advice and to make sure they are satisfied.

1. A clear plus in the properties: all with sea view / right by the sea - in all price ranges
» Property portals: property details not checked for content - here you can dig through masses of possible and impossible properties, only to find out later that the lovely photo of the azure sea was taken somewhere else.
» Private sellers: the same as with the portals - unchecked property details
» Local / regional estate agents often offer all sorts of things: lettings, sales, commercial property, agricultural land and so on. Sometimes a sea view too, and sometimes only if you stand on tiptoe.
» Specialist agencies: (luxury ...) are sometimes mainly luxurious in price and aim only at the “upper classes”. We offer all price ranges - high-end and affordable properties alike.
2. A plus in security: our partners have already pre-checked the key features of our properties, and professional agents have inspected them. (Even so, you should always involve a specialist lawyer (Croatian property law)).
» Private sellers: anyone can offer anything here - try judging the Croatian documents you are shown for yourself...
» Property portals: here too, practically anyone can post anything - and a buyer interested in a private property only notices much later, at the viewing, during negotiations, or not at all, that the documents are not valid.
» Local / regional estate agents: not all of them hold the required licence or have professional training. We also act as a counterweight for our clients to any local bias of interests in the buying process, even an unintended one.
3. Nationwide coverage, balance of interests: properties along the entire Croatian Adriatic coast and on the islands.
» Croatian estate agencies are mostly limited to one area or region - one in Zadar, another in south-west Istria, and so on. Of course you can go from one to the next and sign Croatian brokerage contracts.
We look out for you - our client - so that in the buying process you do not become the unsupported "outsider" facing a local community (seller + local agent).

To expand our “Erholung am Wasser” offer, we bought a beautiful apartment in Vinjerac, right by the sea, through Panorama Scouting. At the start we received excellent advice on the search and the preliminary contract, and at the end we were also very well supported with the land registry entry. Dr. Kürschner answered all our questions quickly and organised the whole process perfectly, from the viewing through to the notary. We can recommend him without reservation, and it really makes sense not to search directly in Croatia but to have a competent contact person in the background.
