The villa is in a quiet residential area only a few metres from the sea and has an open sea view. Directly opposite is the ACI Marina – ideal for yacht owners and sailing enthusiasts. A generous Mediterranean garden with pines, magnolias, agaves and palms provides privacy.

The estate has 480 m² of living area on a plot of 892 m². Built in the traditional Istrian-Mediterranean style with thick stone walls, high ceilings and generous rooms, the villa was fully renovated in 2009. Traditional elements of stone and marble were combined with modern elements, and all installations are new.

The south-facing main building is spread over two floors. The ground floor has an open living area with access to the terrace and garden, a central kitchen, a bedroom with small bathroom, a further bathroom and a separately accessible spa area with gym, whirlpool, sauna and bathroom. A summer kitchen and a laundry room lead into a secluded garden area with a stone wood-fired pizza oven. There are also two separate guest apartments with their own entrance on the north side. An oak staircase leads to the upper floor with a gallery as an additional living area, four large bedrooms and two bathrooms. All bedrooms have access to terraces with seating areas.

Central heating and air conditioning are available in all rooms. The floors are oak, parts of the living area are Italian marble, and the terraces and bathrooms are fitted with Italian ceramic tiles. A hand-forged iron fence and door intercoms provide additional security. Shops, restaurants, beaches and the old town are 150 m away. There is also a golf course and other sports facilities nearby.
