Distance to the sea and sea views: the decisive location factors

Buyers continue to pay more in 2026 for the location factors "right by the sea" and "sea views". A property right by the sea costs around 16 per cent more on average than a comparable property in a standard location, and sea views add a premium of around 9 per cent. These are exactly the premiums used in the calculator.

The distance categories follow the way buyers see it: "first row to the sea / right by the sea" means a straight-line distance of up to approx. 30 m, "close to the sea / within walking distance of the sea" goes up to approx. 300 m, and anything beyond that counts as "further from the sea". The following prices per square metre by region and property type form the basis of the calculation:

How the valuation works

The Croatia property calculator draws on the data from the Panorama Scouting study 2026: 3,884 houses and villas and 3,364 flats in the regions of Istria, Kvarner Bay, North Dalmatia, Central Dalmatia and South Dalmatia. For each town, the average price per square metre is taken and then adjusted for the location factors of your property. The distance to the sea is included in the calculation using the prices per square metre shown above for the region and property type, divided into right by the sea (up to approx. 30 m), close to the sea (approx. 31 - 300 m) and further away (over approx. 300 m). Whether the property has sea views is also taken into account. The result is given as a price range of around 25 per cent, as properties within a town can be valued very differently depending on the individual property.

These factors determine the value of your property in Croatia

Location is by far the most important price factor on the Croatian property market. In 2026, buyers pay around 16 per cent more on average for a property right by the sea than for a standard location. Sea views add around 9 per cent, a new build around 22 per cent. There are also considerable differences between the regions: South Dalmatia leads with an average of 4,560 EUR/m², followed by Central Dalmatia at 4,410 EUR/m² and Istria at 4,350 EUR/m². Kvarner Bay is at 4,010 EUR/m², North Dalmatia at 3,910 EUR/m². Within the regions, the range goes from affordable areas such as Senj, Rab Island or Peljesac to hotspots such as Dubrovnik, Hvar Island, Opatija and Rovinj.

Besides location, features of the property itself determine the price that can be achieved: its structural condition, year of construction, plot size, fittings, a pool, parking spaces and the legal situation (proof of ownership, building permit, use permit). Two houses in the same town with the same living area can therefore differ widely in value.

Property prices on the Croatian coast have more than doubled since 2015, with a rise of 106 per cent. If you sell today, you benefit from a high price level. At the same time, demand from Germany and Austria has recently weakened, while buyers from Poland, the Czech Republic, Slovakia, Hungary and Slovenia are becoming more important. For owners this means that realistic pricing has become more important. Overpriced properties stay on the market longer, while properties in good locations that are valued in line with the market continue to find buyers quickly.

The value of a house in Croatia depends first and foremost on the region, town, distance to the sea and sea views. In 2026, the average price per square metre for houses and villas on the Croatian coast is 3,950 EUR/m² - with a wide range from around 2,400 EUR/m² in Senj to over 6,000 EUR/m² in Dubrovnik. Houses in the first row to the sea are rare in Croatia and in 2026 achieve prices around 16 per cent higher on average than standard locations. What is my flat in Croatia worth?

Flats on the Croatian coast cost an average of 4,440 EUR/m² in 2026, just under 500 EUR/m² more than houses on average. The range goes from around 3,000 EUR/m² in affordable areas such as Solta Island to just under 7,000 EUR/m² in Dubrovnik. Besides the town and location, condition, year of construction and fittings are decisive - in 2026, new builds achieve a premium of around 22 per cent over older properties.

Which documents do I need for an accurate valuation?

For a reliable assessment, the most important documents are the land register extract, the floor plan with the living area, details of the year of construction and any renovations, and the building permit and use permit. Why does the calculator give a price range rather than a fixed value?

Average prices only partly reflect the range within a town. Condition, plot size, immediate surroundings and fittings lead to clear price differences between comparable properties. The range of around 25 per cent shows the realistic band within which the value of most properties lies. A fixed value can only be given reliably after an individual inspection of the property.

Is now a good time to sell my property in Croatia?

After a rise of 106 per cent since 2015, prices on the Croatian coast are high. Following the 8 per cent increase compared with 2025, we expect moderate growth in the medium and long term.
