Unlike many other estate agencies, we only sell properties that are located right by the sea or at least have sea views. Our experience has confirmed that being close to the sea is the deciding factor for the vast majority of buyers looking at property in Croatia. We sell houses and villas and flats for your own use, for letting or as an investment, and we search according to your requirements. Istria, Kvarner Bay or Dalmatia: wherever you want your property to be, our listings cover several regions, unlike locally limited Croatian agencies. For our clients this means they can view properties in different regions without changing agency. As a real estate agency for Croatia, we work with selected licensed Croatian partners on site who speak English and in some cases German as well as Croatian, which makes communication during viewings and the rest of the purchase process much easier for our clients. Of course, you only pay if the deal goes through (when a purchase contract is signed), and only the buyer's commission at the usual rate of three per cent plus VAT (there is of course no extra commission for local support). Our guiding principle is also that our property descriptions match the situation on site, and that documents such as land register extracts or certificates are partly pre-checked by our colleagues and by us. We have many contacts with highly qualified, expert lawyers who check the papers again before a purchase contract is drawn up. With these two lines of protection, Panorama Scouting pays particular attention to the interests of buyers of property in Croatia. We support you through to registration in the land register.

Our network includes lawyers, notaries, tax advisers and court interpreters. This saves you effort and trouble on site.

Once you have found your favourites and are interested in one or more properties, we will promptly arrange viewings with our partners to fit your schedule. We are also there to help if you need assistance planning your viewing route. If one of the properties you have viewed is right for you, we will be happy to recommend an English- or German-speaking Croatian lawyer of proven quality for the purchase process and for your security, who will advise you at reasonable, market-standard rates. Agency fees are only payable if a sale goes through. If a contract is concluded, you pay us only the usual agency fee of three per cent plus VAT. If you do not sign a purchase contract, you pay no agency fees.
