Real estate prices in Croatia 2026: prices per m² on the coast and islands

In September 2026, Panorama Scouting analysed 7,248 public sale listings for houses, villas and apartments in all of Croatia's coastal regions, from Umag to Cavtat, including all the major islands. The figures shown are asking prices per m² of living space.
The listings analysed come from publicly accessible advertisements, checked in early September 2026. In addition to regions and towns, the study shows the premiums for sea view, seafront location and new builds, as well as the price development since 2020.

Key findings
- The average asking price on the Croatian coast in September 2026 is 4,180 EUR/m², for houses and villas 3,950 EUR/m² and for apartments 4,440 EUR/m². Compared with the 2025 study (3,880 EUR/m²), this is a change of +8%.
- The most expensive regions are Southern Dalmatia at 4,560 EUR/m² and Central Dalmatia at 4,410 EUR/m². The most expensive towns are Dubrovnik (6,680 EUR/m²), Split (5,750 EUR/m²) and Rovinj (5,560 EUR/m²).
- The most affordable are Senj at 2,930 EUR/m², Ploce / Peljesac at 3,290 EUR/m² and Rab Island at 3,380 EUR/m².
- On average, buyers pay 16% more for a seafront location than for locations more than 300 m from the water, 9% more for a sea view and 22% more for new builds compared with existing properties.

Croatia compared with Italy, Spain, Mallorca and France
How does the Croatian coast compare with the classic second-home markets of the Mediterranean? The ranking shows average asking prices per m² in coastal regions, for the other countries taken from the major property portals and for Croatia from this study. At 4,180 EUR/m², the Croatian coast sits in the middle of the field: below Mallorca, the Côte d'Azur and the northern Adriatic coast around Grado and Lignano, level with the Costa del Sol, and above Liguria, Sardinia, the Riviera Romagnola, Apulia and the Costa Blanca. The figures are only roughly comparable, because each source defines its area slightly differently: this study counts houses and apartments in coastal towns excluding renovation projects (and therefore tends towards the higher end), the portals count all listings in a province or region, and for the Italian Adriatic only apartments in Blue Flag towns are included.

Development of property prices in Croatia since 2014
Since 2014, Panorama Scouting has surveyed asking prices on the Croatian coast using the same method. Until 2017, prices per square metre moved sideways at around 2,000 EUR; since 2020 they have risen significantly in every survey. Apartment prices have more than doubled since 2015, while houses and villas are now 93% above their 2015 level. The gap between apartments and houses has widened steadily.

Property price development by coastal region
The values for 2020, 2022 and 2025 come from earlier Panorama Scouting surveys, 2026 from the current study as of September 2026. All figures are average prices per m² for houses and apartments combined.

Price premiums for property features
As in previous years, in addition to regions and towns the survey recorded features that significantly influence the value of a property from a buyer's point of view: distance to the sea (seafront = up to 30 m, near = 31 to 300 m, distant = over 300 m), sea view and the age of the property (new build = built in 2021 or later).

In Istria, the average asking price in September 2026 is 4,350 EUR/m². Houses and villas cost an average of 4,100 EUR/m², apartments 4,610 EUR/m². The figures are based on 1,176 listings, of which 592 are houses and 584 apartments.
The most expensive towns are Rovinj at 5,560 EUR/m², Umag at 5,150 EUR/m² and Novigrad at 4,490 EUR/m². The most affordable is Pula at 3,480 EUR/m², so prices within the region span 2,080 EUR/m².
In Istria, a sea view adds 6% to the price of houses, or 250 EUR/m², and 11% for apartments. New builds from 2021 onwards cost 4,770 EUR/m², 24% more than existing properties at 3,860 EUR/m².
Compared with the 2025 study (3,940 EUR/m²), the change for the region is +10%. Property prices in Kvarner Bay 2026
In the Kvarner Bay, the average asking price in September 2026 is 4,010 EUR/m². Houses and villas cost an average of 3,590 EUR/m², apartments 4,500 EUR/m². The figures are based on 1,880 listings, of which 1,009 are houses and 871 apartments.
The most expensive towns are Opatija at 4,990 EUR/m², Krk Island at 4,730 EUR/m² and Lovran / Moscenicka Draga at 4,390 EUR/m². The most affordable is Senj at 2,930 EUR/m², so prices within the region span 2,060 EUR/m².
In the Kvarner Bay, a sea view adds 13% to the price of houses, or 440 EUR/m², and 2% for apartments. New builds from 2021 onwards cost 4,740 EUR/m², 30% more than existing properties at 3,640 EUR/m².
Compared with the 2025 study (3,780 EUR/m²), the change for the region is +6%. Pag Island is also shown in this table for reference, but only count towards the average of their own region. Property prices in Northern Dalmatia 2026
In Northern Dalmatia, the average asking price in September 2026 is 3,910 EUR/m². Houses and villas cost an average of 3,780 EUR/m², apartments 4,030 EUR/m². The figures are based on 1,857 listings, of which 906 are houses and 951 apartments.
The most expensive towns are Primosten / Rogoznica at 4,390 EUR/m², Vir Island / Nin at 4,180 EUR/m² and Zadar at 4,170 EUR/m². The most affordable is Vodice / Sibenik at 3,500 EUR/m², so prices within the region span 890 EUR/m².
In Northern Dalmatia, a sea view adds 15% to the price of houses, or 520 EUR/m², and 9% for apartments. New builds from 2021 onwards cost 4,250 EUR/m², 33% more than existing properties at 3,200 EUR/m².
Compared with the 2025 study (3,630 EUR/m²), the change for the region is +8%. Property prices in Central Dalmatia 2026
In Central Dalmatia, the average asking price in September 2026 is 4,410 EUR/m². Houses and villas cost an average of 4,280 EUR/m², apartments 4,580 EUR/m². The figures are based on 1,855 listings, of which 1,089 are houses and 766 apartments.
The most expensive towns are Split at 5,750 EUR/m², Hvar Island at 4,580 EUR/m² and Vis Island at 4,570 EUR/m². The most affordable is Solta Island at 3,770 EUR/m², so prices within the region span 1,980 EUR/m².
In Central Dalmatia, a sea view adds 10% to the price of houses, or 410 EUR/m², and 0% for apartments. New builds from 2021 onwards cost 4,680 EUR/m², 12% more than existing properties at 4,170 EUR/m².
Compared with the 2025 study (4,090 EUR/m²), the change for the region is +8%. Primosten / Rogoznica is also shown in this table for reference, but only count towards the average of their own region. Property prices in Southern Dalmatia 2026
In Southern Dalmatia, the average asking price in September 2026 is 4,560 EUR/m². Houses and villas cost an average of 4,120 EUR/m², apartments 5,210 EUR/m². The figures are based on 480 listings, of which 288 are houses and 192 apartments.
The most expensive towns are Dubrovnik at 6,680 EUR/m², Cavtat / Konavle at 4,770 EUR/m² and Korcula Island at 3,990 EUR/m². The most affordable is Ploce / Peljesac at 3,290 EUR/m², so prices within the region span 3,390 EUR/m².
In Southern Dalmatia, a sea view adds 33% to the price of houses, or 1,210 EUR/m², and 2% for apartments. New builds from 2021 onwards cost 5,050 EUR/m², 11% more than existing properties at 4,550 EUR/m².
Compared with the 2025 study (4,540 EUR/m²), the change for the region is 0%. The regional figure remains stable despite clear increases in the other towns because of the weight of Dubrovnik: 135 of the region's 480 listings are in the city, whose price level of 6,680 EUR/m² shapes the average and is almost unchanged compared with 2025 (-1%). Methodology and data
The Croatia Real Estate Prices 2026 study is based on 7,248 public sale listings for houses, villas and apartments in the coastal counties of Istria, Primorje-Gorski Kotar, Lika-Senj, Zadar, Sibenik-Knin, Split-Dalmatia and Dubrovnik-Neretva. The listings were collected in September 2026 from publicly accessible advertisements.
Properties in need of renovation, ruins and shell constructions were excluded, as were listings with entirely implausible prices per square metre. Properties listed more than once were counted only once. The figures shown are arithmetic averages of asking prices per m² of living space. Asking prices may differ from actual sale prices. Towns with fewer than 30 listings are marked (n.s.). Comparison values for 2020, 2022 and 2025 come from earlier Panorama Scouting studies; the regional assignment of the towns has not changed since 2025.
