Offered here are approx. 31 hectares of agricultural land on Zut Island in the archipelago off Zadar, directly bordering the famous Kornati National Park. The plot runs from north to south across the island from coast to coast, - so it has water access from the north and south - is approx. 1,7 km long and measures about 200 m at its widest point.

The coastline in the "developed" north is about 50 m long, that in the wildly romantic south about 150 m. "Developed" in the north means the "proximity (1,5-3 km)" to a marina, high-quality tent glamping units, olive growing. Wildly romantic in the south means absolute nature, adjoining the Kornati National Park, an ideal diving / sailing / nautical area. A valid land use plan (PPU) is in place, the detailed elaboration (DPU) of which is still "in the making".

According to the PPU, and according to the seller, 4-5 buildings of 100 m² each (50% residential use, 50% agricultural use) may be built, plus approx. 10 glamping positions (e.g. high-quality tents) per building. Combined with the installation of (mobile) boat / ship mooring structures in the north (access from Zadar) and south (diving / nautical area), the creation of a high-quality base for stays (land yacht) for diving etc. directly at the Kornati National Park is conceivable. An undeveloped small island nearby (approx. 7.000 m²), not a building area, is included as well!
