Interesting property with development opportunities plus islets for investors
The offer includes approximately 31 hectares of agricultural land on the island of Zut in the archipelago off Zadar, which borders directly on the famous Kornati National Park. The property stretches from coast to coast from north to south across the island - therefore has water access from the north and south - is approximately 1.7 km long and measures approximately 200 m at its widest point.
The coastline in the “developed” north is about 50 m long, that in the wild and romantic south is about 150 m long. “Developed” in the north means the “proximity (1.5-3km)” to a marina, high-quality tent glamping units, olive cultivation. Wildly romantic in the south means absolute nature, adjacent to the Kornati National Park, an ideal diving / sailing / nautical area. There is a valid land use plan (PPU), the detailed elaboration of which (DPU) is still in progress.
According to the PPU - according to the seller's information - 4-5 buildings of 100m² each (50% residential purposes, 50% agricultural purposes) can be built, plus approx. 10 glamping positions (e.g. high-quality tents) per building. Combined with the installation of (mobile) boat/ship mooring structures in the north (access from Zadar) and south (diving/nautical area), the creation of a high-quality base (land yacht) for diving etc. directly at the Kornati National Park is conceivable. There is also an undeveloped islet nearby (approx. 7,000m²), no building area!
